Concrete Foundations in Miami Beach, FL

Building on a Strong Foundation

Miami Beach Concrete Works provides all types of concrete foundations to ensure the structural strength necessary for each project. The most critical part of any structure is the foundation; it has to carry loads, withstand settlement, and be error-free for 50-plus years under the unstable soils of Miami Beach.

What is a Concrete Foundation?

A concrete foundation functions as the primary structural system of a building by distributing building loads to the ground and also provides a flat surface on which to build. The function of a foundation is multifaceted; it acts as a load transfer mechanism, prevents moisture intrusion into the structure, supports the structure itself, and connects the structure with the earth (i.e., the underlying soil).

We have completed installations of foundations for residential, commercial, and accessory buildings throughout South Florida. As the installation requirements are highly variable due to factors such as the sandy soils prevalent in Miami Beach, the high water table, the design wind loads associated with hurricanes, and the increased moisture levels from coastal proximity, each of our foundations has been designed with the unique requirements of Miami Beach in mind.

Types of Concrete Foundations We Install

Slab-on-Grade Foundation

Slab-on-grade is the most common type of foundation used in Miami Beach. A slab-on-grade foundation pours a single piece of concrete over prepared ground and serves as both the foundation and the floor of a building. Slab-on-grade foundations are inexpensive to construct and can be built rapidly, and they do not have the moisture issue associated with crawl spaces. Since frost heaving does not occur in Miami Beach’s warm climate, slab-on-grade foundations can be constructed with the assurance that frost heaving will not be an issue.

  • Advantages: Less expensive than other types of foundations; rapid construction time; no crawl space moisture issues; provides an integrated pest barrier.

Pier-and-Beam Foundation

A pier-and-beam foundation uses concrete piers (columns) and wooden beams to elevate a structure above the ground. This type of foundation is commonly used in coastal areas that may experience flooding or in locations where the soil composition is difficult to work with.

  • Advantages: Provides better air circulation; allows for easy access to utilities; can be adjusted during future settlement; complies with flood elevation requirements.

Basement Foundation

Because of Miami Beach’s high water table, basement foundations are less common in this area. However, if properly engineered, we install them. Both full and partial basement foundations can create additional living or storage space below grade.

  • Requirements: Extensive waterproofing system; drainage system(s); engineered to withstand hydrostatic pressure.

Crawl Space Foundation

While not a traditional form of elevated foundation, crawl space foundations are often used in Miami Beach because they offer many of the advantages of elevated foundations at a lower cost. Crawl space foundations raise the foundation so that it is not entirely below grade, thereby reducing the risk of damage from minor flooding.

  • Advantages: Improves air circulation; provides access to utilities; protects against minor flooding; offers a cost-effective method of elevation.

Concrete Foundation Design: Engineered for Miami Beach

Every foundation design considers critical factors:

  • Soil Analysis: Miami Beach’s sandy soil requires specific bearing capacity calculations

  • Water Table: High water tables demand proper drainage and waterproofing strategies

  • Wind Loads: Hurricane strapping and reinforcement to meet the Florida Building Code

  • Flood Zones: Elevation requirements based on FEMA flood zone designation

  • Building Type: Residential, commercial, or accessory structure specifications

  • Load Requirements: Structural engineer calculations for expected loads

We work with structural engineers to ensure every foundation meets or exceeds code requirements while staying within budget constraints.

Foundation Applications

Concrete Foundations for Sheds

Even small structures need proper foundations. We install concrete foundations for sheds that prevent settling, resist moisture, and provide stable platforms. Options include simple slabs, pier systems, or perimeter footings, depending on shed size and use.

Concrete Foundations for Houses

Your home deserves the best foundation possible. Our concrete foundations for houses provide the stability and longevity that residential construction demands. We handle everything from single-family homes to multi-unit developments, ensuring proper engineering and installation.

Concrete Foundations for Buildings

Commercial and industrial structures require robust foundation systems. We install concrete foundations for buildings of all types—offices, retail, warehouses, and mixed-use developments. Our commercial foundation experience ensures proper load distribution and long-term performance.

Concrete Foundations for Construction

Working with contractors and developers? We provide concrete foundations for construction projects on schedule and within budget. Our team coordinates with other trades to keep projects moving while maintaining quality standards.

Concrete Footings: The Foundation's

The distribution of the structural load to a larger area of soil through footings helps prevent settling of the foundation.

We have three types of footings we can install:

  • Spread Footing: This type of footing will support one column (or post).

  • Strip Footing: This type of footing will be installed under a continuous load-bearing wall.

  • Combined Footing: This type of footing will support multiple columns when there is insufficient space between them.

  • Raft Foundation: In cases where the soil is unstable, this type of footing covers the entire foundation area of the building.

In order to ensure that the footing does not settle unevenly in Miami Beach’s sand, we perform our footing design with consideration of both the expected loads on the footing as well as the soil bearing capacity.
